In accordance with the Ashford Principal By-Law 16.1(f), no Pets are allowed in the Ashford Club.
Pets are defined in the By-Laws as: dogs, cats, birds and other animals normally kept as pets. Pets do not include exotic animals or other animals which are inappropriate for a residential development, for example, farm animals, snakes or wildlife. Animals that are not Pets may not be kept within the scheme.
The Ashford Residents will be able to book a number of the Ashford Club facilities for exclusive use. Booking will be via the online Ashford Portal.
Guests of residents can access the Ashford Club if accompanied by the resident. The general community will not be able to access this facility.
The cameras throughout the Ashford Residences are monitored by the Caretaker / Body Corporate. Should a resident wish to see footage from the cameras, this is to be requested from the Caretaker / Body Corporate.
Pets are allowed within the Ashford Residences. No more than two (2) pets at only one time can be kept within a Terrace Home or Land Lot, and no pets are allowed within the Ashford Club. Please refer to the By-Laws (section 12) for further information on the keeping of pets.
Each Terrace Home is provided with a double car lock-up garage, and all Land Lots are also required to incorporate a double lock-up garage in their house designs. For Land Lots, parking in driveways (where a vehicle will not protrude onto Murphy Court or block the pedestrian pathway) is permitted for Land Lots only; however, the long-term storage of boats, caravans, or containers is not. There is to be no parking on Common Property in accordance with the By-Laws. Please refer to Section 4 of the By-Laws for further details.
Visitor car parks are located throughout the Ashford Residences and are to be only occupied by bonafide visitors for a maximum of 24 hours at any one time. Each Land Lot has been further required to incorporate a minimum of two (2) visitor car spaces incorporated in their driveway and wholly within the bounds of their lot.
Yes. The driveways of the Terrace Homes form part of the Common Property.
No. Land Lot driveways do not form a part of the Common Property. Notwithstanding, no vehicles, boats, caravans, containers, or the like should be temporarily stored on a Land Lot driveway where it will extrude past the lot's boundary onto the nature strip and footpath, which does form part of the Common Property.
Fences constructed by Ashford Residences throughout the Development cannot be removed or altered without written permission from Ashford Residences.
Any fence constructed by Ashford Residences cannot be removed. Your new side fence is required to be tapered down to the height of the existing fence.
The mailboxes for the Terrace Homes are located directly adjacent form the Ashford Club at the T-Intersection. Mailboxes for the Land Lots are to be located within the bounds of each lot.
Water consumption for both the Terrace Homes and the Land Lots are metered individually.

Depending on the size of your washing machine and/or dryer, the laundry opening may be restrictive. The inner bi-fold door can be unlatched from the ceiling track to create a larger opening. To do this, flick the silver lever out and use it to guide the mounting hinge down. To reconnect the inner panel, follow the same procedure in reverse. Please view the below video, which demonstrates this process.
A natural gas connection to the Terrace Homes is not available. The Land Lots are able to connect to natural gas.
Each Terrace Home and Land Lot is NBN Ready. To connect to the NBN, please contact your preferred telecommunications retailer.
The Terrace Homes have not been pre-wired for pay-tv, i.e., Foxtel. However, each Terrace Home is NBN ready to cater to high-speed online streaming services. Where you wish to install a service such as Foxtel, please note any alterations to the exterior of the building, i.e., installing a satellite dish, may require approval from the Body Corporate.
Waste collection throughout the Ashford Residences is via kerbside collection. For Terrace Homes and Land Lots with direct access to Murphy Court, waste bins are to be placed along the road on collection days. Bins are not to obstruct the movement of pedestrians and/or vehicles.
For Terrace Homes and Land Lots on internal shared driveways, dedicated concreted areas have been installed adjacent to the footpath along Murphy Court, otherwise known as bin pads. Bins are placed on these pads only, not on the footpath or vegetated areas. The bin pads for Terrace Homes 74-82 and 95-98 are located along the shared driveway.
Conduits have been run from the upstairs ceiling to the garage (always in-between the internal subboard and garage door) for the future connection of solar. Please note the provisions left comply with the legislation at the installation time.
The Body Corporate is responsible for maintaining all Landscaping on the common property. Landscaping located within the Exclusive Use areas of the Terrace Homes or the individual Land Lots is the home owner's responsibility.
Once your Home and Landscaping works are complete, you can request your Final Inspection via the Application Portal. Once assessed and your property is deemed compliant, Your Covenant Bond will be refunded to your bank account. This process will generally take four (4) weeks from requesting an inspection to receiving your refund.
Both Smeg and Miele have records of your appliances and do not require you to complete any further registration/warranty forms.
