ASHFORD RESIDENCES POWER UPDATE

As we head into the weekend, we would like to close the week by sharing share with you the latest power works update.

Current Update:

  • Over the past week power supply to the estate has stabilised, and the generator continues to remain in place in the meantime to ensure the likelihood of further outages is reduced. 
  • Fortnightly maintenance of the generator has now been established, and we have communicated with the lots impacted by this process. 
  • Our contractors and engineers are continuing to monitor the system and will remove the generator as soon as possible.  At this stage removal of the generator is anticipated once the Short Term works that are mentioned below are completed.
  • We have received a few queries from some lots regarding power metering and power consumption over the summer period, which we are investigating.

Short-Term Upgrade Update:

  • We have continued to make good progress with Energex this week regarding the interim increase to power supply to the estate utilising the existing Energex Pad Mount Transformer infrastructure via changes to the connection point fuses. Energex has now formally provided an increased connection offer, which has been accepted by Mirvac, and we have requested that these works proceed as soon as possible. 
  • We are continuing to work with Energex to confirm their anticipated timing to complete these works, so that we can communicate this to everyone. We do anticipate, that these works will require a further planned power outage, and we will provide an update on this proposed timing as soon as we receive this information from Energex. 
  • In addition to this, we are continuing to review the power usage logging data that is being collected, to determine if any further load balancing adjustments to the system are required. If further adjustments are required, it is our intention to undertake these works at the same time as the Energex outage, in order to minimise any impact on the power supply to the estate.

Long-Term Update:

  • Now that Energex has issued the interim increased connection offer, as noted above, Energex and our consulting electrical design team are shifting their focus to the long term solution. Importantly, as part of the interim increased connection offer that has been received, Energex has advised that an increase to the Energex Pad Mount Transformer that feeds the estate may be required to provide a long term solution to the issue we are currently experiencing.
  • The next step is for Energex to interpolate the power logging data to determine the extent of the upgrade required. Following this, the procurement of the associated equipment will commence. When these works occur, they will be undertaken by Energex and coordinated by Mirvac’s contractors. The scope and timing of these further works are still being developed. However, we will continue to provide  further updates as this progresses.
